Where to Invest in Bali

A practical guide to Bali's most popular areas for villa and resort development, with construction and location considerations for each.

Canggu

A vibrant coastal area with strong short-term rental demand, surf culture, cafes and co-working spaces. Construction is generally straightforward on flat coastal land, but drainage and traffic can be challenges.

Pererenan

Pererenan offers a quieter, more upscale alternative to Canggu with rice-field and beach proximity. It is increasingly popular with high-end villa buyers and long-term renters. Zoning and land prices are rising.

Umalas

A residential corridor between Seminyak and Canggu, Umalas is known for family-friendly villas, good access and a calmer atmosphere. It suits mid-to-luxury villas and long-term rentals.

Ubud

Bali’s cultural and wellness centre attracts a different audience: yoga retreats, long-stay visitors, artists and families. Sites are often sloping, jungle-edge or riverside, requiring careful engineering and drainage.

Batubelig

An established area near Seminyak with a mix of residential villas and boutique hotels. Land prices are higher, but infrastructure and amenities are mature and rental demand is consistent.

Uluwatu

The Bukit peninsula is famous for cliff-top villas and ocean views. Sloping limestone sites and water access require specialist engineering, but the rental and resale value can be exceptional.

Sanur

A quiet, beachside town on the east coast with a mature expatriate community. Sanur is ideal for family villas, retirement homes and medical tourism. It is flatter and more relaxed than the south-west coast.

Seseh / Cemagi

Rural coastal areas north of Canggu that are still relatively undeveloped. These areas offer larger plots and a traditional village feel, but access and infrastructure vary.

Berawa

Berawa sits between Seminyak and Canggu with family-friendly infrastructure, beach access and a mature villa market. It is one of the most balanced addresses on the Canggu coast.

How to choose the right location

The right location depends on your target guest or resident, budget, rental strategy and appetite for construction complexity. A flat plot near a popular beach is easier to build but more expensive to acquire. A sloping jungle site in Ubud can create dramatic architecture but demands stronger engineering and drainage. Before committing, review land title, zoning, access, utilities and local infrastructure.
